INTRODUCTION
New Beginnings for You (NBFY), a nonprofit, tax-exempt organization located in Dayton, Ohio plans to redevelop a 25,000 square foot mixed use complex into transitional housing, retail space, and an on-the-job training center for homeless youth and young adults.
This property, which is located at the corner of Santa Clara Ave, and N. Main St. (45405), is very close to the center of Dayton and all its amenities. It has a long frontage on Main Street and is one of the main gateways into downtown Dayton, which is only about 2 miles away, making it very convenient to anyone who works downtown.
The property will benefit from the Greater Downtown Dayton plan. Greater Downtown remains a major employment center for the Dayton region with 42,000 employees, 20,000 residents, and 40,000 students. It has 7 million annual visitors and an annual economic impact of $5 billion. (See Greater Downtown Dayton Plan: Progress Summary & Updated Recommendations 2015-2020).
THE PROJECT
NBFY seeks to acquire, rehabilitate, and manage the building. It has already negotiated acquiring the building with the owner and has deposited $10,000 to secure it. An additional $150,000 is needed to purchase it.
On the second floor of the building, NBFY anticipates development of at least 11 transitional apartment units for youth and young adults from ages 17 to 24 years old. The first floor will house multiple retail establishments, office space, and a training lab. Preliminary acquisition and rehabilitation costs are $500,000. In order to acquire and rehabilitate the property, NBFY seeks private- and public-sector funding. The commercial aspects of the project should sustain continued operations.
